Currently inventory up 8% since last week at the current 15,115 units available with 1171 units actually selling small dip form last weeks 1200 units
The next disruption in the Real estate market will be on June 1st the next BOC meeting date Economist are predicting the increase will be at the low point .50 basis to a full 1%.
Currently with the overnight lending rate at 1% a 5 year fixed mortgage at big banks looks like this
TD: 5 year fix 4.4%
Cibc: 5.79% (Special offer does to 4.59)
Scotia Bank: 4.99%
RBC: 4.39%
BMO: 4.39%
WIth the overnight lending set to raise rates again we should see these rates in the 5-6%, affecting our buyers buying power reducing them to sit or wait for the sellers to slash there values to meet affordability…….FUN TIMES
The reason why I’m unloaded Canadian Assets is based on the clear indications that the buying power is being striped that will ultimately strip house values, and the state of the country in its political unrest. Ive been through economical boom bust cycles never a political boom bust and I don’t want to find out what and where it leaves the country. Best to be in cash to make my next moves free from any duress.
